This Started as a Side Hustle — But It’s Become a Mission.

CAM Audit Services is a passion project led by a real estate CFO with CPA and CFA credentials. With over a decade of experience and thousands of CAM audits under his belt, the founder saw how often these charges are done incorrectly — or ignored altogether.

It all started when I was the property accountant for about 2 million square feet of shopping centers across the U.S. The CAM reconciliations were a mess — vague, rolled forward year after year, and rarely referenced the lease. There was little thought given to what should or shouldn’t be charged to tenants.

That experience lit the spark: CAM audits should be done accurately, fairly, and with full transparency — for both tenants and landlords.

Most tenants don’t audit their CAM charges because they don’t know they can — or where to start. Most landlords rely on templates or internal systems that aren’t built to handle lease-level nuance.

My goal is to bridge that gap. To help businesses understand what they’re being charged — and why.

We dig into lease terms, pull the general ledger, review cost pools and exclusions, and check if what’s being billed is actually allowed. It’s detailed work — and I love it.
